The 35-storey building had not been renovated for almost 30 years and required a complete refurbishment of 624 guest rooms to bring the hotel into today’s hospitality standards. This included the replacement of all mechanical services serving the guest rooms.
Our initial dilapidation report found that the existing pipework was rusted, in poor condition and had ongoing leakage issues. These issues defined the scope of the project for the replacement of the HVAC system.

INSTALLING
- 624 fan coil
- 1.5km of new duct work
- 2500 diffuser
- more than 2400 passive fire devices
- room controls for each room

UPGRADING:
- toilet exhaust systems and outside air systems
- 10km of pipe work including pre-fabricated stainless steel and copper, connected through Victaulic and B-press fittings
- Internal duct cleaning of outside air and toilet exhaust risers for 35
- the installation of a large hot tapped new riser piping connections into the existing live chilled water main system.
